Mansard roof drawings in Hammersmith and Fulham

In Brook Green the character profile asks for existing rooflines to be left alone, and a mansard rebuilds the roof, so the first job is to find out which of the borough's conservation areas your house sits in. We draw the roof to those tests, from £845 with VAT included.

    02The brief

Brook Green: what the character profile says about roofs

The Brook Green profile is direct about roofs. Front roof extensions are generally unacceptable unless the terrace is already significantly impaired by them. Existing rooflines should not be disturbed; raising ridges or eaves is discouraged.

Directions back the profile up. LBHF lists three Article 4 Directions for Brook Green (Nos. 1 to 3). Their scope reaches the roof: Article 4 Directions made in October 1977, November 1982 and December 1984 remove permitted development rights for many Brook Green buildings to alter front roofs and gables and front elevations, create hard standings, alter boundary walls, paint brickwork and stucco, or add a porch. A mansard here means checking each of those before any design option is shown.

    06The detail

Beyond Brook Green: the borough's layers

Hammersmith and Fulham designates 47 conservation areas, and the national list holds 268 entries in the borough. The council does not publish one borough-wide roof figure that we hold on file, so each street is read from its own profile.

In Fulham the council names the areas with Article 4 directions: LBHF publishes Article 4 Directions for Fulham conservation areas including Bishops Park (1 and 2), Central Fulham (1 and 2), Fulham Park Gardens, Hurlingham, Parsons Green (1 to 3), Walham Grove (1 and 2) and Studdridge Street (1 and 2). Our Fulham conservation area guide and Brook Green guide set out the local detail. A listed house needs a second application, covered by listed building consent drawings in Hammersmith and Fulham.

Why permitted development does not reach a Brook Green roof

For many Brook Green houses the Article 4 directions already remove the right to alter front roofs and gables. The national routes for a mansard close the remaining doors. Class B requires the original eaves to be maintained or reinstated, which a parapet-fronted mansard normally removes. Class AA adds its own limits: Class AA additional storeys exclude houses built before 1 Jul 1948 or after 28 Oct 2018, and Class AA is not available on article 2(3) land.

A mansard here is a planning application for the council to decide, and the council's householder fee is £548.

The sheets: roofline, stair and shared walls

Because the profile protects the roofline, the sheet that matters is the elevation of the whole terrace with your roof marked on it, beside the sections through the stair and the party walls. The set is priced from £845, VAT included.

Shared roofs bring a notice duty: Party structure notice at least 2 months before work. The new floor needs a protected escape route and enough stair headroom. New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30). Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). The route for period roofs across London is on the mansard roof drawings hub.

    Questions

Can I raise the ridge or eaves of a Brook Green house?

The character profile discourages it: Existing rooflines should not be disturbed; raising ridges or eaves is discouraged. We check the Brook Green Article 4 directions before suggesting any change to the roof.

Is a mansard allowed in Fulham conservation areas?

There is no blanket answer. Each area has its own profile and some have Article 4 directions, and a mansard changes the roofline those documents protect. We read the profile for your street in the free constraints check.

What if other houses on my Fulham terrace already have front roof extensions?

Each Fulham conservation area has its own profile, so we read the one for your street. As a guide, the Brook Green profile next door treats front roof extensions as generally unacceptable unless the terrace is already significantly impaired by them. A terrace of untouched roofs and one with several extensions are treated differently, so we record the whole group on the survey.
