Brook Green: drawings under three Article 4 directions

Brook Green is a conservation area whose Article 4 directions reach the front roof, the front elevation, the boundary wall and even paint on brick and stucco. We prepare planning, listed building and Building Regulations drawings that start from those directions, after a free constraints check.

    04The brief

A conservation area that has grown

Brook Green Conservation Area was first designated in March 1971 and extended in April 1974, August 1981 and February 1988. Because the boundary moved three times, we check your address against the current map.

The character profile for the area is the Brook Green Conservation Area Character Profile (approved by Committee 8 March 2004, updated 2006 and 2007). It is the document the officer will quote, and we quote it back.

    05The detail

    Three directions in plain terms

Article 4 Directions made in October 1977, November 1982 and December 1984 remove permitted development rights for many Brook Green buildings to alter front roofs and gables and front elevations, create hard standings, alter boundary walls, paint brickwork and stucco, or add a porch.

LBHF lists three Article 4 Directions for Brook Green (Nos. 1 to 3). Painting or porch work can therefore need an application here.

What the profile expects you to keep

Front roof extensions are generally unacceptable unless the terrace is already significantly impaired by them. Existing rooflines should not be disturbed; raising ridges or eaves is discouraged.

Original front railings, gates, walls and piers should be retained and repaired; removal needs strong justification. Our mansard roof drawings page shows how we handle a roof where the profile resists change at the front.

When the front is also listed

A listed house on Brook Green answers to two systems at once: the Article 4 directions that already govern its paint, porch and boundary, and listed building consent for anything that touches the fabric. Across the borough, 268 entries are on the list, and the council worked through 44 consent applications in its latest year, granting 100% of them.

Those totals describe the borough, not your front door. If yours is a listed house, begin with listed building consent drawings. The streets towards Fulham follow a different pattern, set out on the Fulham guide.

    Questions

Can I paint my Brook Green house?

Article 4 Directions made in October 1977, November 1982 and December 1984 remove permitted development rights for many Brook Green buildings to alter front roofs and gables and front elevations, create hard standings, alter boundary walls, paint brickwork and stucco, or add a porch. Send us the address and we read the direction for your house before you order paint or a porch.

Can I extend a Brook Green roof at the front?

Front roof extensions are generally unacceptable unless the terrace is already significantly impaired by them. Tell us which roof slope you mean and we draw it against the profile.

My Brook Green house is listed. Does repainting the stucco need consent?

It can. On a listed front, a new colour on stucco or painted brick can affect the building's character, which needs listed building consent, and the Article 4 direction may apply on top. We draw the existing elevation, mark the finish you propose against it, and show the officer which paint, porch or railing repair each application covers.

What would drawings for a Brook Green roof or porch cost?

A mansard is priced from £845 including VAT, drawn so the front roof stays as it is. A porch or a paint application is quoted after the free check, because the number of sheets depends on which direction your house falls under. The council's fee goes to the council.
