Listed building consent drawings for Hammersmith and Fulham houses
Hammersmith and Fulham publishes 47 conservation areas, and a listed house in Fulham or Brook Green can stand inside one, so the listing and the area's Article 4 directions pull on the same drawing. We survey the house, draw what exists and what you propose, and quote a fixed fee after a free constraints check.

02The brief
What the council says about restricted rights
Our record holds no Hammersmith and Fulham policy line on consent for listed works that we can quote with a source, so the test we apply is the national one. Proposals affecting heritage assets need an assessment of significance (including setting) proportionate to the asset's importance.
The council does explain how Article 4 works in its conservation areas. LBHF states it has restricted permitted development rights at many properties by Article 4 Directions, especially in conservation areas, so planning permission is needed for works in the restricted classes. A listed house inside one of those areas answers to both regimes, and the drawings have to satisfy each.

06The detail
A list of 268 entries
The national list holds 1 Grade I entry in the borough, 27 at Grade II* and 238 at Grade II. Beyond it sit 15 entries on the Heritage at Risk Register, 5 registered parks and gardens and 1 scheduled monument.
Conservation boundaries move after the character profile is written. Hurlingham Conservation Area has been extended twice since its character profile was published, on 2 July 2002 and 13 November 2018. That is one reason we check the current boundary as well as the document. Our Fulham conservation area guide names the areas and the directions that apply.
Consent decisions in the latest four quarters
Hammersmith and Fulham decided 44 applications to alter or extend listed buildings and granted 100% of them. A strong record is not a prediction: each application is judged on its own drawings.
The council charges no fee for the consent application. The Planning (Listed Buildings and Conservation Areas) Act 1990 sets the penalty for works without it. Works without consent: up to 6 months' imprisonment or a fine on summary conviction; up to 2 years or a fine on indictment.
Next door: Brook Green and Kensington and Chelsea
Brook Green shows how long a designation can run. Brook Green Conservation Area was first designated in March 1971 and extended in April 1974, August 1981 and February 1988. The Brook Green guide sets out the Article 4 directions that apply there.
A listed house on the Kensington and Chelsea side of the boundary is judged by a different council, and its rules are on the page for listed building consent drawings in Kensington and Chelsea. If the same house needs a new roof storey or a lower floor, those are separate applications: mansard roof drawings in Hammersmith and Fulham and basement conversion drawings in Hammersmith and Fulham.

Questions
Does a listed house in Fulham need consent for internal changes?
Usually, when the change affects the character the listing protects, inside as well as out. Send us the address and we read the list entry and tell you which changes need consent.
Do you cover Brook Green and Fulham addresses?
Yes. Both lie inside Hammersmith and Fulham, and we check each address against the borough conservation areas, Article 4 directions and the national list before quoting.
Is there a council fee for listed building consent?
No, the council charges nothing for the consent application itself. Our fee is a fixed quote after a free constraints check, and any planning application made alongside the consent carries its own council fee.
