Mansard roof drawings in Wandsworth

Wandsworth's Housing SPD gives a number for the rear mansard on a mid-terrace. We draw to it: full-width between the party walls, the pitch the council names, and dormers for light, so the roof reads as it is meant to in the guidance.

    02The brief

The pitch the Housing SPD names

The Housing SPD says a full-width rear mansard between built-up party walls works well on mid-terraced houses at 70 degrees, lit by traditional dormers rather than a vertical rear face. It is guidance, not a fixed limit, but it tells us which geometry the officers have in mind before the first sketch.

The SPD covers rear extensions, basements, roof extensions and loft conversions together (Housing SPD (covers rear extensions, basements, roof extensions and loft conversions)), so it is the one document we read in full for any roof. The borough's Local Plan is the Wandsworth Local Plan 2023-2038. Wider context is on the mansard roof drawings hub.

    06The detail

What the pitch does not settle

A pitch does not decide whether a mansard suits your street. The borough publishes 46 conservation areas and 312 list entries, so we check both for your street before drawing.

Permitted development seldom covers it either. Class B requires the original eaves to be maintained or reinstated, which a parapet-fronted mansard normally removes. A new storey above an older house is limited too: Class AA additional storeys exclude houses built before 1 Jul 1948 or after 28 Oct 2018, and Class AA is not available on article 2(3) land.

Party structure, stairs, fire and insulation

Building Regulations decide the rest. Party structure notice at least 2 months before work. Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30).

New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4.

    Householder record and fee

In its latest figures the council decided 977 householder applications, granted 91.9% and decided 92.4% within eight weeks or an agreed extension. These cover all householder work, so they say nothing certain about a roof. The council's householder fee is £548, paid separately from our fixed fee of £845 including VAT.

A listed house needs consent first: see listed building consent drawings in Wandsworth. For a cellar under the same house, see basement conversion drawings in Wandsworth.

    Questions

What pitch does Wandsworth want on a rear mansard?

The Housing SPD says a full-width rear mansard on a mid-terraced house works well at 70 degrees, lit by traditional dormers. It is a guide for officers, not a fixed limit.

Do I need a party structure notice for a mansard?

Usually. Party structure notice at least 2 months before work. We can prepare the drawings that go with it.

What do mansard drawings cost in Wandsworth?

Drawings start from £845 including VAT, and we fix the quote once we have looked at your street's conservation and listing status, which costs nothing. Wandsworth's householder fee is a separate payment to the council.
