Mansard roof drawings for Ealing houses
Ealing's guidance on mansards is blunt, and the short version is mansards usually unacceptable. The first job is therefore a survey of your roofline and its neighbours, and the drawing set follows from £845 including VAT.

02The brief
Ealing's position on mansards and extra storeys
Ealing's residential extensions guidance is specific about roof form. A mansard that changes the slope of the roof will not usually be acceptable, and raising the ridge or adding a storey will not normally be permitted. Front dormers are rarely acceptable either.

05The drawing
A mansard roof in section
A London terrace with a mansard behind the parapet. The lettered marks show the limits the legend gives.
- A Permitted development and the eaves
- Class B requires the original eaves to be maintained or reinstated, which a parapet-fronted mansard normally removes
- B Additional storeys under permitted development
- Class AA additional storeys exclude houses built before 1 Jul 1948 or after 28 Oct 2018
- C Fire protection to the stair
- New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30)
06The detail
What permitted development leaves you
Permitted development is narrow here too. Class B requires the original eaves to be maintained or reinstated, which a parapet-fronted mansard normally removes. Class AA, the route for an extra storey, limits the age of the house. Class AA additional storeys exclude houses built before 1 Jul 1948 or after 28 Oct 2018.
Class AA is not available on article 2(3) land, and Ealing has 31 conservation areas. In the latest published year its upward home extension prior approvals show 0 granted and 1 refused.
A dormer as the alternative
Where a conventional dormer is the better answer, the council sets its own distances. A dormer should sit at least 0.5m down from the ridge, in from the roof sides and above the eaves, and should not wrap around two slopes. We size a dormer to those figures before drawing anything else.
A dormer on a semi-detached house still touches the shared roof, so the Party Wall etc. Act 1996 sets the notice: Party structure notice at least 2 months before work.
Listed houses and the council's record
Ealing has 309 list entries, and a roof is often the most visible part of a listed house. A mansard on one needs listed building consent as well as planning permission; the consent side is covered under listed building consent drawings in Ealing. A lower floor under the same house is a separate application: basement conversion drawings in Ealing.
Householder work here runs to 946 decisions in the council's published figures, with 87.2% granted. The council's fee for a house is £548, paid in addition to our drawing fee.

Questions
Does Ealing allow mansard roofs?
Its guidance says mansards that change the roof slope will usually be unacceptable, and that extra storeys are not normally permitted. We look at your street in a free constraints check and tell you before you pay for drawings whether the roofline gives you a case.
Is a rear dormer a safer choice than a mansard in Ealing?
A dormer is judged against the council's setback guideline from ridge, sides and eaves. Whether it also meets permitted development depends on the house, and we check that with the survey.
Can rooflights stand in for a dormer in Ealing?
The guidance asks rooflights to respect the size and position of the house's windows, and does not encourage several on the front slope. We confirm the position on the survey.
