Mansard roof drawings for Waltham Forest houses
A mansard is the unusual request in Waltham Forest. The council's Residential Alterations and Retrofit SPD says mansards are not a typical roof profile in the borough, so an application has to earn its place with a roof that belongs to the street. We draw that case in section and elevation, from £845 including VAT.

02The brief
Why the council starts from doubt
The SPD is plain about it. Mansards are unlikely to be appropriate here, and may be supported only where they reflect local character and show exemplar design. That is a high bar, and we would rather say so at the first call than after you have paid for a scheme.
It also tells us what the drawings must do. They have to show the roof against its neighbours, with the existing ridge, eaves and chimney line drawn beside the proposal, so an officer can judge whether a taller roof fits the row. The wider reasoning is on the mansard roof drawings hub.

05The drawing
A mansard roof in section
A London terrace with a mansard behind the parapet. The lettered marks show the limits the legend gives.
- A Permitted development and the eaves
- Class B requires the original eaves to be maintained or reinstated, which a parapet-fronted mansard normally removes
- B Additional storeys under permitted development
- Class AA additional storeys exclude houses built before 1 Jul 1948 or after 28 Oct 2018
- C Fire protection to the stair
- New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30)
06The detail
A borough of houses, and the roofs above them
55.1% of households here live in a house or bungalow, and 22% of the council area is covered by green-belt polygons, so sideways growth is not always open to owners. The borough's Local Plan Part 1: Shaping the Borough 2020-2035 sits behind those limits. A roof is often the one part of the house you can still grow.
Heritage is thinly spread but real. Historic England records 118 list entries in the borough, 13 of them at Grade II*, and 16 entries sit on the Heritage at Risk Register. A listed house needs consent for roof work as well as planning, which we cover in listed building consent drawings in Waltham Forest.
Reading the Article 4 map before the roof
The council publishes 15 Article 4 directions, drawn on the national dataset as 807 separate areas, plus 15 conservation areas. Inside any of them, rights that would cover roof work can be withdrawn, so we read each direction for what it takes away on your street.
Permitted development will not rescue most mansards. Class B requires the original eaves to be maintained or reinstated, which a parapet-fronted mansard normally removes. For an extra storey, note the date rule: Class AA additional storeys exclude houses built before 1 Jul 1948 or after 28 Oct 2018, and Class AA is not available on article 2(3) land.
When a dormer is the better answer
For many houses a rear dormer gets you the headroom with far less risk. The SPD sets dormers back from the roof edges: 0.25 m ridge and eaves; 0.5 m sides. We will tell you if a dormer gives you the room you need and a mansard does not add enough to justify the harder case.
If you would rather find the room downwards than upwards, digging out a basement has its own rules, set out in basement conversion drawings in Waltham Forest.
Party walls, fees and the local record
Raising a party wall is notifiable work. Party structure notice at least 2 months before work, so the notice goes out early. The householder application fee is £548, separate from our fee, and free redraws apply if officers ask for changes.
Across 771 householder decisions in the latest figures, the council granted 81.5% and decided 90.7% on time. Those numbers cover every kind of householder work, and say nothing about a mansard on your roof.

Questions
Will Waltham Forest support a mansard on my terrace?
Not as a matter of course. The council's Residential Alterations and Retrofit SPD treats mansards as untypical, so one is supported only where it reflects local character and is of exemplar design. We test your terrace against that before you commit.
Is a rear dormer easier to get through than a mansard here?
Usually, because the SPD already describes how a dormer should sit: 0.25 m ridge and eaves; 0.5 m sides. A mansard has no such template, so it carries more judgement and more risk.
Does living in a conservation area change the answer?
Yes. The borough has 15 conservation areas, and Class AA is not available on article 2(3) land, so an extra storey there always needs a planning application.
How far ahead must I tell my neighbour about a party wall?
Party structure notice at least 2 months before work. Our notice fee is on the quote, and we draft the notice with the drawings.
