Mansard roof drawings in Redbridge

Redbridge's Housing Design SPD writes its roof rules around rear dormers, parapets and hip-to-gable work, and a mansard meets the parapet line first. We draw the roof against those tests and against the 16 conservation areas in the borough, from £845 including VAT.

    02The brief

What the Housing Design SPD says about roofs

The Housing Design Guide SPD sets the council's roof tests. Rear dormers are acceptable in principle but must stay subordinate: set down from the ridge, above the eaves line and in from the shared boundary and roof edge, with less set-in from the edge on hipped roofs. Its position on terrace parapets and front or side dormers is: no raised parapets; no front/side dormers.

On hip-to-gable the SPD's line reads: generally refused if out of character. Our data holds no mansard-specific test, so a mansard is read against these same character tests, and the parapet line is where it is most exposed.

    06The detail

    Designations that change the route

Historic England records 134 list entries in the borough, 12 of them at Grade II*, and a roof change to a listed house needs consent as well as permission. The route is covered by listed building consent drawings in Redbridge.

Class AA is not available on article 2(3) land, and the Class AA date limits apply elsewhere: Class AA additional storeys exclude houses built before 1 Jul 1948 or after 28 Oct 2018. Redbridge also records an Article 4 direction on HMO conversions (C3 to C4), which governs use and not roofs.

    Reading the householder record

Redbridge decided 991 householder applications in the latest return, and 82.8% were granted. Householder work covers every ordinary alteration, so the figure is background and says nothing definite about a roof storey.

Class B asks for the original eaves to be kept, and a parapet-fronted mansard normally removes them. That is why a mansard here is a householder application, with a council fee of £548.

    What the drawings show

We draw the existing and proposed roof in plan, section and elevation on one datum, with set-downs and set-ins dimensioned against the SPD's tests. A new storey brings its own fire rule: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30).

The new roof must meet the thermal limits for new elements in existing homes: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. Party structure notice at least 2 months before work, under the Party Wall etc. Act 1996.

    Next door and below ground

A lower floor is covered in basement conversion drawings in Redbridge, and the neighbouring approach in mansard roof drawings in Newham. The general route is on the mansard roof drawings hub.

    Questions

Can I build a dormer instead of a mansard in Redbridge?

A rear dormer is acceptable in principle under the SPD if it stays subordinate. We draw the set-down, the set-back from the eaves and the set-in from the boundary so the officer can check each against the guidance.

Does Redbridge allow raised parapets on terraces?

The SPD's short-form position is: no raised parapets; no front/side dormers. That bears directly on a parapet-fronted mansard, so we say early whether your terrace allows a different roof form.

How much do the drawings cost?

From £845 including VAT, fixed up front. The council fee is £548, paid separately.
