Mansard roof drawings for Enfield houses

Enfield has 33 Article 4 direction areas, and a house inside one has already lost permitted development rights it would otherwise have. So the first job on an Enfield mansard is a map check, and the drawings follow from £845 including VAT.

    02The brief

Start with the Article 4 map

An Article 4 direction removes rights that a house would otherwise carry, and the borough maps 33 such areas. It also publishes 24 conservation areas and holds 301 list entries, some of them roofs that need listed building consent too: see listed building consent drawings in Enfield.

The free constraints check reads your address against all three layers, so you know which application you face before you pay for a survey.

    06The detail

Where a roof can still use the national rules

Outside those layers the national rules are tight for this roof form. Class B requires the original eaves to be maintained or reinstated, which a parapet-fronted mansard normally removes.

The extra-storey route has limits of its own. Class AA additional storeys exclude houses built before 1 Jul 1948 or after 28 Oct 2018. Class AA is not available on article 2(3) land, which takes in conservation areas, so a mansard inside one means a householder planning application.

    Figures from Enfield's published decisions

Enfield decided 934 householder applications in its published figures and granted 83.4%. Prior approvals for larger home extensions ran at 35 granted and 27 refused. For upward extensions the statistics show 0 granted and 0 refused.

    Sheets, notices and fees

Each sheet sets the surveyed roof beside the proposal: plans, a section through the new floor, and front and rear elevations that take in the adjoining roofs. A mansard on a terrace usually rests on a shared wall, and the Party Wall etc. Act 1996 sets the notice: Party structure notice at least 2 months before work. The new floor also has to meet the fire rule: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30).

The householder fee of £548 goes to the council. If a lower floor is planned as well, basement conversion drawings in Enfield covers that application.

    Questions

Does an Article 4 direction stop a mansard in Enfield?

It removes permitted development rights, so the roof needs a planning application, which is the usual route for a mansard anyway. We read the direction maps against your address in the free constraints check.

Can I add a storey under permitted development in Enfield?

Only if the house meets the Class AA limits and sits outside the protected land the rule excludes, which takes in conservation areas. A mansard also normally removes the original eaves that Class B wants kept, so planning permission is the usual route.

What insulation does a new Enfield roof need?

New elements in existing dwellings follow the Part L limits, which for a roof read: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. The sections we draw carry the build-up.
