Listed building consent drawings in Waltham Forest
Waltham Forest tells applicants exactly which scales it wants for a listed building application, so the drawing set is the first thing an officer checks. We draw the existing joinery and features as well as the proposal, at the scales the council names.

02The brief
Two scales the council names for every application
The council's listed buildings guidance is direct: changes affecting a listed building's character need planning permission, listed building consent or both, and its own summary for work that touches character is short: LBC required. Its validation checklist then fixes the scales for a consent application: 1:5 internal details; 1:20 external details.
A set that misses them can be returned as invalid, which costs time before an officer reads a line. We build the survey around those sheets: altered joinery and features at the larger scale, external details at the smaller. The listed building consent drawings hub explains the national test behind them.

06The detail
A short list, with a long Heritage at Risk tail
Historic England records 118 list entries here, 0 at Grade I, 13 at Grade II* and 104 at Grade II. Against that short list, 16 entries sit on the Heritage at Risk Register, which also counts places other than houses, so check your own address against the list.
The borough publishes 15 conservation areas. 55.1% of its households live in a house or bungalow, so many listed owners here hold a whole house, with a garden that the curtilage rules may reach. Garden buildings within the curtilage of a listed building are not permitted development.
A small sample of decisions, and what it means
In the latest published return the council decided 15 listed building consent applications to alter or extend and granted 86.7% of them. With so few cases a single refusal moves the percentage a long way, so treat it as background, not a forecast.
The national fee table puts listed building consent at £0. Works without consent: up to 6 months' imprisonment or a fine on summary conviction; up to 2 years or a fine on indictment. A separate planning application has its own fee, and may be needed for a roof change, in which case see mansard roof drawings in Waltham Forest, or for a lower floor, covered by basement conversion drawings in Waltham Forest.

Questions
What scales does Waltham Forest want on a listed building consent set?
Its validation checklist asks for 1:5 internal details; 1:20 external details. We draw to those, and mark which original features stay.
Is there a fee for listed building consent in Waltham Forest?
No: the national fee table sets it at £0. For our drawings, the price is set once we have seen the entry and the scales the council asks for.
Can I put a garden room beside a listed house?
Not as permitted development. Garden buildings within the curtilage of a listed building are not permitted development, so it needs its own application.
