Architectural drawings for period homes in Hampstead

Hampstead houses are drawn twice: once for the building, once for the conservation area around it. We prepare planning, listed building and Building Regulations drawings that answer both, from a constraints check that costs you nothing.

    04The brief

What the Hampstead Conservation Area means for your house

Hampstead was designated a conservation area (with North End, the Elms, Vale of Health and Downshire Hill) on 29 January 1968, originally as Hampstead Village Conservation Area. We check your exact address against it first, because the answer decides the route.

The Hampstead Conservation Area Statement was adopted in October 2001. The statement divides Hampstead into eight sub-areas, including Church Row/Hampstead Grove, Frognal, Whitestone Pond and the outlying North End, Vale of Health and The Elms. The sub-area your house falls in tells us which character the officer will hold your drawings against.

    05The detail

    Article 4 directions in Hampstead

Camden guidance says Article 4 directions in Belsize, Hampstead, Primrose Hill and South Hampstead restrict removal of historic doors, windows, boundary walls and railings and changes to roofs and chimneys. We read the direction for your address before any window, door or roof work is drawn.

Camden's register names the direction for the main area as Hampstead Conservation Area (excl. Frognal Way) (various properties), ref A4H1, and a separate one for Frognal Way, ref A4F1. Camden has 21 Article 4 directions across the borough, so a neighbouring street can follow different rules.

Which drawings a Hampstead house usually needs

A roof change is the most closely read. Our mansard roof drawings in Camden page sets out the borough's roof guidance, and a smaller dormer or rooflight is read against the same direction for your street.

Work below ground follows a separate policy: see basement conversion drawings in Camden. If your house is listed, listed building consent drawings in Camden explains the consent that runs alongside planning.

    Camden's record for heritage work

Camden counts 40 conservation areas and 1,971 listed building entries, 57 of them Grade I. In its latest published year it decided 402 listed building consent applications to alter or extend and granted 95% of them.

It also granted 89.1% of householder applications over its latest twelve months. Those figures describe the borough's past decisions, not your application. Our job is to draw the house so the officer sees the conservation area respected.

    Questions

Which part of Hampstead is my house in, and does it matter?

It matters because the conservation area statement splits the village into sub-areas. The statement divides Hampstead into eight sub-areas, including Church Row/Hampstead Grove, Frognal, Whitestone Pond and the outlying North End, Vale of Health and The Elms. The sub-area tells us which character the officer will hold your drawings against, so we place your house on that map before anything else.

Can I replace the windows on a Hampstead house?

Camden guidance says Article 4 directions in Belsize, Hampstead, Primrose Hill and South Hampstead restrict removal of historic doors, windows, boundary walls and railings and changes to roofs and chimneys. Check before ordering anything, and send us the address so we read the direction that covers it.

My house is on Frognal Way. Is it treated differently?

Camden's register treats it separately: Frognal Way has its own direction, Frognal Way, ref A4F1, while the rest of the area falls under Hampstead Conservation Area (excl. Frognal Way) (various properties), ref A4H1. We read the one that names your property before any work is drawn.

Does a listed Hampstead house need more than planning permission?

It needs listed building consent as well, and a heritage statement goes with the application where the work calls for one. Our guide to listed building consent drawings sets out the route, and we agree who writes the statement before we quote.
