Belsize Park: drawings for Victorian villas
Belsize Park's large semi-detached villas are protected as a group, and Camden has recently tightened the controls on their doors, windows, walls and roofs. We draw planning, listed building and Building Regulations sets that answer the current direction, after a free constraints check.

04The brief
Villas judged as a group
In March 1973 Camden agreed the designation of the Belsize Park Conservation Area, centred on Belsize Park, Belsize Park Gardens and Belsize Village. The 1973 report described Belsize Park as large, imposing semi-detached Victorian villas of distinct yet uniform appearance.
The conservation area lies between Haverstock Hill, Adelaide Road and Fitzjohn's Avenue, and has been extended several times since 1973. A house near the boundary may be inside, outside or covered by a neighbouring appraisal, so we plot your address before advising on a route.

05The detail
The newest Article 4 direction
Camden adopted a new Article 4 direction and design guide for the Belsize Conservation Area on 9 June 2026. Camden's register also lists the Belsize Conservation Area (various properties), ref A4B1 and the Belsize Conservation Area Non-immediate Article 4, ref A4B4, so two layers of control can apply to one house.
Camden guidance says Article 4 directions in Belsize, Hampstead, Primrose Hill and South Hampstead restrict removal of historic doors, windows, boundary walls and railings and changes to roofs and chimneys. We read the direction for your property before a window, gate pier or chimney is drawn, and we say in the covering letter which element needed permission.
When the address falls in another appraisal
Camden publishes separate guidance for neighbouring areas. One is the Fitzjohns Netherhall Conservation Area Appraisal and Management Plan, and which document governs your street depends on the exact address.
Roof and basement work on a villa are the largest changes. Our mansard roof drawings and basement conversion drawings pages set out each, and Primrose Hill covers the next conservation area along.
Camden's heritage record
Camden has 40 conservation areas and 1,971 list entries, and it decided 402 listed building consent applications in its latest year. It granted 95% of them.
Those are Camden's past decisions across the borough, not a promise for a Belsize Park house. We draw the villa so its group value is clear to the officer.

Questions
Is my Belsize Park house covered by the new Article 4 direction?
Camden adopted a new Article 4 direction and design guide for the Belsize Conservation Area on 9 June 2026. Whether it reaches your house depends on the address, so send it to us and we read the direction against it.
What can I not alter without permission in Belsize Park?
Camden guidance says Article 4 directions in Belsize, Hampstead, Primrose Hill and South Hampstead restrict removal of historic doors, windows, boundary walls and railings and changes to roofs and chimneys. We confirm the classes that apply to your house before you commission anything.
Do you draw for a listed villa in Belsize Park?
Yes. We prepare listed building consent drawings and coordinate a heritage consultant where a heritage statement is needed. See listed building consent drawings.
What does a basement cost for a Belsize Park villa?
Fees are fixed and published, VAT included. A basement starts at £1,995, and council fees are paid separately.
