Architectural drawings for houses in Mayfair

A Mayfair house sits inside one conservation area, in a borough that holds 4,015 list entries. We prepare the planning, listed building consent and Building Regulations drawings that answer both layers, and we start with a constraints check that costs you nothing.

    04The brief

One conservation area, extended in stages

The Mayfair Conservation Area is a single designation. Mayfair was first designated as a conservation area in 1969 and extended in 1974, 1979 and 1990. Because the boundary moved more than once, we check which phase your street belongs to before we read the rest.

The council's guide to the area is the Mayfair mini guide (Westminster, May 2004). It is the first document we read for a Mayfair address, alongside the council's current register.

What the guide says about consents

Westminster's 2004 mini guide states that the whole Mayfair Conservation Area is covered by a Regulation 7 direction requiring consent for estate agents' boards. That direction concerns boards and signage, not alterations to the house.

On the house itself, the same guide lists no Article 4 direction for Mayfair. An older guide is a starting point and not the last word, so we check the council's live record for your address before we choose a route.

Mews houses, roofs and Westminster's own guidance

Westminster publishes two documents that bear on a Mayfair house: "Mews: a guide to alterations SPG" and "Roofs: a guide to alterations and extensions on domestic buildings SPG". A mews house and a terraced townhouse need different arguments, and we draw each against the guide that fits it.

A roof storey on a house in a conservation area is a householder planning application. For the principles and the fees, see mansard roof drawings.

    Digging down in Mayfair

Westminster's City Plan 2019-2040 (2026), Policy 50, supports basements only where they extend under no more than 50% of the garden land and are no more than one storey beneath the lowest original floor level, with exceptions for large sites. Our basement conversion drawings page shows how that limit shapes a plan.

Part of Mayfair lies in the Tyburn Settlement Area of Special Archaeological Priority, which extends 100m south of Oxford Street from Binney Street to Woodstock Street. An excavation here is therefore the kind of project where we raise archaeology with you at the start.

    Westminster's heritage record

Historic England lists 205 entries at Grade I, 373 at Grade II* and 3,419 at Grade II across the borough, and 23 entries sit on its Heritage at Risk Register. The council decided 1,553 listed building consent applications to alter or extend in its latest published year and granted 90.5% of them.

Those figures describe the borough's past decisions, not your application. If your house is listed, begin with listed building consent drawings and the neighbouring guide to Marylebone's conservation areas.

    Questions

Which stage of the Mayfair boundary does my street belong to?

Mayfair was first designated as a conservation area in 1969 and extended in 1974, 1979 and 1990. A street added in a later stage can read differently from the original core, so we date your street's entry before we read the council's guide against it.

Does Mayfair have an Article 4 direction?

Westminster's guide to the area records a direction covering estate agents' boards and lists no Article 4 direction for the area. The guide is old, so we confirm against the council's current register for your address.

Can I add a basement to a Mayfair house?

Westminster supports basements only within limits on garden extent and depth, set out in its City Plan. We read the limits against your plot, then draw the scheme and coordinate the structural calculations.

How are fees set for a Mayfair townhouse or mews?

Each job is one fixed sum, VAT included, agreed after the free constraints check. A listed front or a mews frontage adds drawings, and the quote says so. Basement drawings begin at £1,995. Westminster's application fee is yours to pay to the council.
