Listed building consent drawings in Redbridge

Historic England lists 12 entries in Redbridge at Grade II* and only 1 at Grade I. The grade sets how much weight an application carries, so we find it first, then draw the existing fabric and the change to match.

    02The brief

Which rules apply to a listed house in Redbridge

Redbridge adds no listed-building test of its own that we have found, so we do not invent one. The decision turns on national law and policy: an assessment of significance in proportion to the asset, and substantial weight to conserving designated assets. Both are national lines, and they bind a Redbridge house as they do any other in England.

The council's own documents give the setting. Its plan is the Redbridge Local Plan 2015-2030, and its design guidance includes the Housing Design Guide SPD. We read both for how your street is described, but neither lowers the listing test.

    06The detail

Why Grade II* changes the drawings

The list here holds 134 entries: 1 at Grade I, 12 at Grade II* and 121 at Grade II. Grade II* marks buildings of more than special interest, and a work to one is read with that weight.

In practice that means more care on the sheets for original joinery, plasterwork and plan form. We mark each as kept, repaired or changed, and the supporting statement gives the reason for any change in a line an officer can check.

3 registered parks and gardens touch the borough, and 9 entries within it are on the Heritage at Risk Register. A house beside a registered landscape can be judged on its setting as well as its fabric.

Conservation areas and the garden trap

The council publishes 16 conservation areas, so many listed houses also sit inside a designated area. Redbridge's data records an Article 4 direction on HMO conversions (C3 to C4); it controls use and does not relax any listed-building test.

Gardens catch people out. Garden buildings within the curtilage of a listed building are not permitted development, and domestic gardens cover 27.4% of Redbridge's land in the GLA data, so the question comes up often.

    Redbridge decisions on listed buildings

Redbridge decided 9 applications to alter or extend a listed building in the latest government planning statistics return, and 88.9% were granted. With so few cases, one refusal moves the figure a long way, so treat it as background only.

The national fee table shows £0 for the consent. Starting work without it is an offence. Works without consent: up to 6 months' imprisonment or a fine on summary conviction; up to 2 years or a fine on indictment.

    Neighbouring applications and pages

A listed house often needs a second application for a roof or lower floor: mansard roof drawings in Redbridge and basement conversion drawings in Redbridge cover them. For the borough next door, see listed building consent drawings in Newham, or the listed building consent drawings hub for the full route.

    Questions

How do I find out the grade of my Redbridge house?

Give us the address and we check the Historic England list entry in the free constraints check. The grade does not change whether consent is needed, but it tells us how much weight the application will carry.

Is Grade II* different from Grade II for an application?

The application route is the same. The weight given to the building is higher for Grade II*, so the drawings and the supporting statement need to show more care over original features.

What will you charge to draw a Redbridge listed house?

We quote a fixed price once the free constraints check has told us the grade and the extent of the work. The national table shows £0 for the consent itself.
