Mansard roof drawings for Barking and Dagenham houses
Barking and Dagenham asks a roof extension to match original roof pitch, eaves and materials, and to be subordinate to original dwelling. A mansard changes the pitch, so it has to answer the first test openly. We draw it that way from £845 including VAT, with the existing roof and the proposal on the same sheet.

02The brief
Two roof tests from the Local Plan
The Barking and Dagenham 2037 Local Plan sets both tests in its policy on extensions and alterations: respect the area's roofscape by matching the original pitch, eaves and materials, and stay sympathetic and subordinate to the original dwelling. A mansard departs from the original pitch by design, so the drawings must show why the departure is subordinate.
We do that with an existing and proposed elevation of the whole terrace or pair, and a section through the new roof. The council also lists the Residential Extensions and Alterations SPD, which applies alongside the plan.

05The drawing
A mansard roof in section
A London terrace with a mansard behind the parapet. The lettered marks show the limits the legend gives.
- A Permitted development and the eaves
- Class B requires the original eaves to be maintained or reinstated, which a parapet-fronted mansard normally removes
- B Additional storeys under permitted development
- Class AA additional storeys exclude houses built before 1 Jul 1948 or after 28 Oct 2018
- C Fire protection to the stair
- New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30)
06The detail
Permitted development stops short of a mansard
Class B requires the original eaves to be maintained or reinstated, which a parapet-fronted mansard normally removes. The upward-extension route, Class AA, is also narrow: Class AA additional storeys exclude houses built before 1 Jul 1948 or after 28 Oct 2018, and Class AA is not available on article 2(3) land.
The council also publishes 3 Article 4 directions, and the address check reads each one against your house. A mansard therefore starts as a householder application, and our free constraints check confirms that before we quote.
The householder record
The council decided 388 householder applications in its latest published year and granted 66.5%, with 100% decided on time. That is the whole borough's record for every kind of householder work, so treat the figure as context and not as a mansard rate.
The householder fee for a house is £548, paid to the council separately from our fee. A shared roof also needs a party structure notice: Party structure notice at least 2 months before work.
Streets where the roof is part of the setting
Where a house is listed or sits in one of the borough's 4 conservation areas, the roof is also heritage fabric. Read listed building consent drawings in Barking and Dagenham first, and mansard roof drawings for how a mansard is judged on a period terrace. A new lower floor is a separate question, answered under basement conversion drawings in Barking and Dagenham.

Questions
Will Barking and Dagenham accept a mansard on a house with a pitched roof?
The Local Plan asks for the original pitch to be matched, so the application has to argue the case. We draw the roof against its neighbours and show the pitch, dormers and materials, and the officer decides.
Is there a published SPD for roof extensions?
The council's guidance on alterations is its Residential Extensions and Alterations SPD. It does not give separate mansard guidance, so the Local Plan policy is the main test.
What does your mansard fee include?
Our fee starts at £845 including VAT and covers existing and proposed drawings for the application. Council fees are separate, and a second technologist checks every set.
