Basement conversion drawings in Redbridge

Redbridge states its basement limits in one place, the Housing Design SPD, and they cover extent, depth, soil cover and front lightwells. We draw to all four from £1,995 including VAT, and coordinate the structural engineer who prepares the required impact assessment.

    02The brief

The limits, in the council's short form

The Housing Design Guide SPD limits a basement in this form: 50% rear garden; 30% front; single storey; 1 m soil. Under the rear garden that is a set share of its area, a smaller share at the front, a single storey down and a layer of permeable soil above.

The application needs more than drawings. The SPD's second rule reads: BIA required; front lightwell 1 m. The assessment is prepared by a qualified structural engineer with a construction method statement, and Local Plan policy applies alongside it, so the impact assessment is a commissioned document, not an add-on.

    06The detail

Garden land the rules act on

Domestic gardens cover 27.4% of Redbridge's land in the GLA data, and every share in the SPD is taken from the garden as it really is. We measure it at survey and show the basement footprint against each limit.

The Green Belt covers 34% of the borough, and a house inside it is tested under that policy as well. The constraints check places your plot before design starts.

Shared walls and the Redbridge semi

66.2% of Redbridge households live in a house or bungalow, so many basements here are dug beside a semi-detached or terraced neighbour. Adjacent excavation notice at least 1 month before work: within 3 m and deeper than the neighbour's foundations, or within 6 m and cutting a 45° line from their foundations. A dispute arises if the adjoining owner does not consent within 14 days of the notice.

The SPD caps the depth of a front lightwell, so we test the escape route early, asking whether an escape window can open onto it or the exit must go elsewhere. Basement storeys with habitable rooms need an escape window or external door, or a protected stair to a final exit. All dwellings: fire detection and alarm system minimum Grade D2 Category LD3 (BS 5839-6), mains-operated smoke alarms to BS EN 14604.

    Heritage and the householder record

Redbridge publishes 16 conservation areas, and Historic England records 134 list entries. A basement under a listed house needs consent as well as permission, as set out in listed building consent drawings in Redbridge. A new roof storey on the same house is covered by mansard roof drawings in Redbridge, and the basement conversion drawings hub gives the general route.

The council decided 991 householder applications in the latest return, 82.8% granted. Submitting one costs £548, payable to the council.

    Questions

How big can a basement be in Redbridge?

In short form the SPD limits it to 50% rear garden; 30% front; single storey; 1 m soil. We read the rule against your plot at survey and draw the footprint to it.

Do I need a basement impact assessment?

Yes. BIA required; front lightwell 1 m. We coordinate the structural engineer who writes it.

Does my neighbour need to be told?

A party wall notice is needed when the dig falls inside the set distances. A dispute arises if the adjoining owner does not consent within 14 days of the notice. On one plan we draw the shared boundary, the semi's foundation line and the edge of the pit, and that is the sheet your notice goes out with.
