Architectural drawings for Kingston Hill's large houses

On Kingston Hill the plot is usually bigger than the house, and the trees are older than both. We draw extensions and outbuildings with the trees, boundaries and levels in front of us, starting from a free constraints check.

    04The brief

    Two woodland conservation areas

Kingston Hill Conservation Area was designated in November 2004, covers 28.2 hectares and contains 136 properties. It is a group of early Victorian to early 20th-century large houses in a woodland setting along the historic route of Kingston Hill.

Coombe Wood Conservation Area, designated in January 1990, covers 40.6 hectares and 113 properties around Coombe Wood Golf Course, in the triangle of Kingston Hill, George Road and Warren Road. Trees and open ground run through both areas, so we survey trees and boundaries before we propose a new wing or an outbuilding.

What the council says about Article 4 and archaeology

Kingston Council's page for the Kingston Hill Conservation Area lists no Article 4 Directions. That does not remove other controls, and we check the address against the register for each of them.

The council lists Archaeological Priority Area 2.5 Coombe Hill as adjacent to the conservation area. That is the kind of designation we check before a basement or a large foundation is drawn.

Extending a large house in a woodland setting

On a large plot the survey matters most. Our measured survey records the trees and the levels first, so the design starts from the site as it stands.

For a listed property, see listed building consent drawings in Kingston upon Thames. Below ground, basement conversion drawings in Kingston upon Thames sets out the separate test, from £1,995.

    The borough behind the hill

Kingston upon Thames publishes 28 conservation areas and 3 Article 4 directions, and counts 163 list entries. In its latest year it granted 70.6% of listed building consent decisions, a figure about the past, not your application.

A taller roof needs its own reading of the street, which mansard roof drawings in Kingston upon Thames sets out. Nearby pages cover Richmond and Wimbledon.

    Questions

Does Kingston Hill have Article 4 directions?

Kingston Council's page for the Kingston Hill Conservation Area lists no Article 4 Directions. We still check each address against the register, because other constraints may apply.

What kind of houses does the Kingston Hill conservation area protect?

Mostly large ones. The council describes the area this way: It is a group of early Victorian to early 20th-century large houses in a woodland setting along the historic route of Kingston Hill. Woodland is part of the picture, so a proposal is read against trees as well as brickwork.

Can I build an outbuilding in the grounds of a large Kingston Hill house?

It depends on where it sits among the trees and how close it is to the boundary and the neighbouring houses. We survey the plot first, mark every tree and level, and draw the outbuilding where it leaves the woodland character alone.

Why does the council mention Coombe Hill archaeology?

The council lists Archaeological Priority Area 2.5 Coombe Hill as adjacent to the conservation area. It is a reason to check before deep foundations or a basement go on the drawings, and we flag it in the constraints check.
