    04The brief

Twickenham's conservation areas and their appraisals

The council's list for the town runs from Twickenham Riverside and Twickenham Green to Trafalgar Road, Cambridge Park, Twickenham Park, Belmont Road, Queen's Road (Twickenham), Waldegrave Park and Richmond Road (East Twickenham).

Twickenham Riverside Conservation Area was designated on 14 January 1969 and extended in 1982, 1991, 2009 and 2019; it runs along the Middlesex bank of the Thames from Marble Hill Park to Radnor Gardens. The Riverside area has a current appraisal: the council publishes the Twickenham Riverside Conservation Area Appraisal (adopted 20 November 2023). For Twickenham Green it is the Twickenham Green Conservation Area Appraisal (adopted 20 November 2023).

    Riverside walls and the tide

The council's Twickenham Riverside appraisal describes riverside walls that form part of the formal tide defence in the area. A change near the water, such as a garden room, a lower floor or a boundary wall, starts with the levels in our measured survey.

Below-ground rooms follow a stricter test, covered in basement conversion drawings in Twickenham. A basement starts at £1,995 including VAT.

Article 4 directions across the town

The council's Article 4 list has entries for Twickenham Riverside, Twickenham Green and Trafalgar Road. Classes removed are not stated on the council list page; the page says Article 4 directions cover extensions, new doors and windows, painting brickwork, removing chimneys, replacing front gardens and boundary walls with hard surfaces.

That list is the reason we do not guess. We read the direction that applies to your address, then decide whether a window, door or front-garden change needs an application of its own.

Listed houses, roofs and neighbouring places

Richmond upon Thames records 819 list entries and granted 91% of its listed building consent decisions in the latest year. Those are past figures, not a forecast. See listed building consent drawings in Twickenham if your house is listed.

For a roof, mansard roof drawings in Twickenham explains the approach, from £845. Across the river, Richmond and Kew have their own pages.

    Questions

How do I tell which Twickenham area my house sits in, and how much guidance exists for it?

The council lists areas including Twickenham Riverside, Twickenham Green, Cambridge Park and Richmond Road (East Twickenham), and we match your address to one in the free constraints check. The depth of guidance varies: Riverside and Green have current appraisals, while Trafalgar Road has none linked and Belmont Road has only a statement.

Does a house by the Thames need river and tide levels on its drawings?

The council's Twickenham Riverside appraisal describes riverside walls that form part of the formal tide defence in the area. For a garden room, a lower floor or a boundary wall near the water, we record ground and wall levels in the measured survey so the design answers that defence. Whether a separate flood-risk document is also needed depends on the plot, and the free check tells you.

Where does Twickenham's Article 4 list apply, and what does it remove?

The council lists directions for Twickenham Riverside, Twickenham Green, Trafalgar Road and Cambridge Park, among others. Its page says they cover extensions, new doors and windows, painting brickwork, removing chimneys, and replacing front gardens and boundary walls with hard surfaces. It does not state the classes for each area, so we read the direction itself.

What do drawings cost for a house close to the Twickenham river?

The quote is fixed, VAT is included, and it follows the free constraints check. A riverside plot needs survey levels that a street house does not, and the quote includes them. Basement drawings begin at £1,995 and mansard drawings begin at £845.
