    04The brief

Richmond's conservation areas, one by one

The town is covered by several overlapping designations, and the right one decides how your drawings are read. Richmond Green Conservation Area was designated on 14 January 1969 and extended on 7 November 2005. Richmond Hill Conservation Area was designated on 14 January 1969 and extended in 1975, 1977 and 2000; it spans both banks of the Thames and rises to Richmond Gate of Richmond Park.

Central Richmond Conservation Area, centred on George Street and the Quadrant, was designated on 14 January 1969 and extended in 1977, 1988, 2000, 2003 and 2005. The council's appraisals ask for different things in each area. In Richmond Riverside the guidance is direct: New windows should be timber, with opening type, glazing bars, horns and depth informed by surviving examples. Central Richmond says: Roof extensions are uncommon and each character area has a consistent scale that contributes to its appearance.

Article 4 directions and the protected view from the Hill

Richmond Council lists Article 4 Directions in Richmond conservation areas including CA30 (Montague Road, Dynevor Road, Houblon Road, Mount Ararat Road), CA31 (Dunstable Road), CA17 (Halford Road) and CA4 (Old Palace Lane). A direction removes a permitted right, so a window, door or chimney change that needs no application elsewhere may need one here.

Classes removed are not stated on the council list page; the page says Article 4 directions cover extensions, new doors and windows, painting brickwork, removing chimneys, replacing front gardens and boundary walls with hard surfaces. We read the direction for your road before anything is drawn.

The council's Richmond Hill appraisal states that the hill offers the only view in England protected by an Act of Parliament, the Richmond, Ham and Petersham Open Spaces Act 1902. Any roof or extension on the Hill is therefore tested against that view before we commit it to paper.

Listed houses and the borough's record

Historic England records 819 list entries in the borough, 40 of them Grade I, and the borough also holds 1 World Heritage Site. A listed house needs listed building consent drawings in Richmond that record each original feature and show what stays.

In its latest published year the council decided 100 listed building consent applications to alter or extend and granted 91% of them. That is the council's past record, not a forecast for your house.

Roofs and basements on a Richmond street

In Central Richmond, where the appraisal calls roof extensions uncommon, a new storey needs a careful case. Our guide to mansard roof drawings in Richmond shows how we survey the neighbouring rooflines first, and the wider mansard hub covers the national rules.

Work below ground follows a separate test, set out under basement conversion drawings in Richmond. A mansard starts at £845 and a basement at £1,995, VAT included. Nearby, Twickenham and Barnes have their own pages.

    Questions

Which Richmond conservation area is my house in?

The borough names areas such as Richmond Green, Richmond Riverside, Richmond Hill and Central Richmond. We check your address against all of them, plus listed status and trees, in the free constraints check.

Can I replace the windows on a Richmond period house?

Possibly not without an application. On roads under an Article 4 direction, new doors and windows are among the changes the council lists. Give us the full address and we check it against the direction itself before we quote.

How do you draw a listed house on or near Richmond Green?

We survey every original feature, mark what stays and what changes, and prepare the drawings for consent. The Green appraisal says: Improve front-garden parking and boundary design and resist new applications for front-garden car parking. Forecourts and front boundaries therefore get the same care as the facade. If the application needs a heritage statement, we brief a specialist. The route is explained on the listed building consent hub.

Does the protected view from Richmond Hill change what I pay?

It changes what we draw. A roof or extension on the Hill is tested against the protected view, so the quote allows for the extra sections and sightlines that test needs. Basement drawings begin at £1,995, VAT included, and in Central Richmond, where roof extensions are uncommon, mansard drawings begin at £845.
