Architectural drawings for Wimbledon's conservation-area homes

Wimbledon's older streets share one history and several designations. Merton splits the old conservation area into separate areas, with their own character assessments, and the right one decides what a council officer expects of your extension or roof. We start by finding it.

    04The brief

    How Merton divides Wimbledon

Merton's Wimbledon West character assessment says Wimbledon Village CA covers the historic core, with the Wimbledon Hill Road, North and West Wimbledon and Wimbledon Broadway CAs covering the village's extensions and part of the town centre. The areas on the council's list include Wimbledon Village, Wimbledon North, Wimbledon West, Wimbledon Hill Road, Wimbledon Windmill and Wimbledon Chase.

Part of the present Wimbledon North Conservation Area was first given conservation area status in 1976 as part of the Wimbledon Conservation Area, which was extended in 1986 and divided into three in 1987. Merton's 1996 Wimbledon Village design guide states that the area was originally part of the Wimbledon Conservation Area, designated in 1968 and extended in 1976.

    05The detail

The larger areas and their papers

Wimbledon North Conservation Area covers approximately 114 hectares (282 acres). West Wimbledon Conservation Area covers about 103 hectares, stretching west from Wimbledon Village to Copse Hill and Cottenham Park and north-west to Caesar's Camp on Wimbledon Common. Areas of that size contain very different streets, so we read the character assessment for your part of it, not the headline description.

The documents differ in kind. For West Wimbledon the council's paper is the West Wimbledon Conservation Area Character Assessment (2004), and for the Hill Road area it is the Wimbledon Hill Road Character Assessment (July 2006).

Article 4 in Wimbledon: what the council does and does not say

Merton's conservation areas page names Article 4 directions only for the John Innes Merton Park and Wilton Crescent conservation areas, and points owners to its Article 4 web map to check individual properties. We check the web map for your property rather than relying on the list.

Where no direction applies, permitted development rights may still be limited by other designations, which the constraints check also covers.

Listed houses, loft roofs and basements

Merton records 243 list entries, 228 of them at Grade II, and 28 conservation areas. In its latest published year it decided 24 listed building consent applications. If your Wimbledon house carries a listing on top of its conservation area, the consent application has its own drawings, laid out in listed building consent drawings in Wimbledon.

A roof storey is tested against the street: mansard roof drawings in Wimbledon explains how, from £845. Below ground, see basement conversion drawings in Wimbledon. Other pages cover Clapham and Kingston Hill.

    Questions

Which Wimbledon conservation area is my house in?

Merton's Wimbledon West character assessment says Wimbledon Village CA covers the historic core, with the Wimbledon Hill Road, North and West Wimbledon and Wimbledon Broadway CAs covering the village's extensions and part of the town centre. We match your address to the right area in the free constraints check.

Does Wimbledon Village have an Article 4 direction?

Merton's conservation areas page names Article 4 directions only for the John Innes Merton Park and Wilton Crescent conservation areas, and points owners to its Article 4 web map to check individual properties. Because boundaries and lists change, we confirm the position for your address before we quote.

What does a drawing set for a Wimbledon conservation-area house involve, and what does it cost?

The first step is matching your address to its area and character assessment, which we do before quoting. After that the fee is fixed: a roof storey set starts at £845 including VAT, and the engineer's calculations for any structural change start at £295. The council's own application fee is paid to the council on top.
