Listed building consent drawings for Westminster's listed houses
Westminster's list holds 4,015 entries across a borough of Georgian terraces, stucco frontages and mews houses. Consent turns on what each change does to the listed fabric, so we record the existing house first and the proposal second, and a second technologist checks every sheet before submission.

02The brief
How Westminster describes its own guidance
Westminster's listed buildings page says its guidance predates current policy and tells owners to seek pre-application advice. The current plan is City Plan 2019-2040 (2026), so we read the two together and plan a pre-application conversation into the programme.
Mews houses have a document of their own, Mews: a guide to alterations SPG. A listed mews faces that guidance and the national test as well. Proposals affecting heritage assets need an assessment of significance (including setting) proportionate to the asset's importance.

06The detail
The scale of the list
The list breaks down as 205 Grade I, 373 Grade II* and 3,419 Grade II. Grade I and Grade II* are the higher grades, so we read each entry closely before drawing a line.
Around the list sit 56 conservation areas, 10 Article 4 directions and 23 Heritage at Risk entries. A single house can answer to all three layers at once.
Decisions, cost and the offence
The national statistics record 1,553 Westminster decisions on applications to alter or extend a listed building, with 90.5% granted. They are history and say nothing about your application. The national fee table shows £0 for the consent itself.
Works without consent: up to 6 months' imprisonment or a fine on summary conviction; up to 2 years or a fine on indictment. The offence attaches to the work, so consent comes first and the builder second.
Period streets and the applications beside consent
The neighbourhood guides to Mayfair, Marylebone and St John's Wood set out the conservation areas around many listed houses. Roof and lower-floor changes are separate applications: see mansard roof drawings in Westminster and basement conversion drawings in Westminster.

Questions
Do I need pre-application advice for a listed house in Westminster?
The council recommends it: its listed buildings page tells owners to seek pre-application advice. We prepare the existing drawings that the conversation needs.
Does a listed mews house follow different guidance?
It has a guide of its own, Mews: a guide to alterations SPG, and the national tests apply as well. Send the address and we read both against your plan.
Can I put a garden room beside a listed house in Westminster?
Not under permitted development. Garden buildings within the curtilage of a listed building are not permitted development, so a garden room needs a planning application. In a mews or a small rear garden we also check where the curtilage ends before we draw anything.
What will listed building consent drawings cost in Westminster?
The consent has no fee to the council in the national table (£0). We quote our own work at a fixed price after a free constraints check, scaled to the number of rooms and façades involved.
