01Areas we cover

Weybridge houses and the conservation areas around them

Weybridge sits across five conservation areas, from a town centre appraisal that governs roofs to a modern estate protected as heritage. We prepare planning, listed building and Building Regulations drawings that start from the rule on your street.

    04The brief

Roofs in the town centre conservation area

The Weybridge town centre conservation area was designated 25 April 1977; extended 6 December 2006, and its guidance is the document an officer reads your drawings against: Weybridge Town Centre Conservation Area Character Appraisal & Management Proposals (2006).

On roofs it says: Roofs should be pitched in plain clay tile or natural slate; dormers and rooflights avoided unless modest and out of public view. A loft scheme here is drawn to that sentence. Our mansard roof drawings page shows how we handle roof form in a sensitive setting.

    05The detail

Templemere: a modern estate treated as heritage

Templemere is a 1960s development of 65 houses in 12 acres of historic grounds, designated a conservation area on 13 June 2017. Age alone does not decide the rules, so we read the area's own guidance.

The area's guidance on windows reads: Where original windows survive there should be a presumption for retention and thermal retrofitting rather than replacement. We design replacements and thermal upgrades round the originals before suggesting new frames.

Monument Green, the Wey Navigation and Brooklands

Weybridge Monument Green was designated 28 November 1990, and its guidance is the Weybridge Monument Green Character Appraisal & Management Proposals (2006). Wey Navigation follows the waterway and was designated 2 January 2002, so for a house near the river we check whether its boundary touches that area before we assume the town centre rules apply.

Brooklands completes the five. Elmbridge publishes 25 conservation areas in all, so a few streets away you may be under a different regime. Neighbouring Cobham shows how much the borough varies: see architectural drawings in Cobham.

    Listed buildings in Elmbridge

Historic England holds 512 list entries in Elmbridge, with 480 at Grade II. In its latest published year the council decided 33 applications for listed building consent to alter or extend and granted 81.8% of them, a record of past decisions rather than a promise.

If your house is listed, we prepare the listed building consent drawings alongside any planning application. In Richmond, under a different council, the controls change again: see architectural drawings in Richmond.

    Questions

Which Weybridge conservation area is my house in?

The candidates are the Weybridge town centre area, Weybridge Monument Green, Templemere, Wey Navigation and Brooklands. We check the address against all of them, plus listed status and trees, in the free constraints check.

Is a dormer ever possible on a house in Weybridge town centre?

Roofs should be pitched in plain clay tile or natural slate; dormers and rooflights avoided unless modest and out of public view. A dormer on a street-facing slope is the case that wording sets against, so a workable scheme is usually modest and sits on a slope the public cannot see. We check sightlines from the street and tell you whether the roof can take one at all.

Can I replace the original windows in a Templemere house?

Templemere is a 1960s development of 65 houses in 12 acres of historic grounds, designated a conservation area on 13 June 2017. The area's rule presumes retention and retrofit, so we survey the original frames first and show the existing frame and the thermal upgrade on one detail. A full replacement would need a case that retrofit cannot work.

What do drawings cost for Templemere windows or a town-centre dormer?

The quote is a fixed sum, VAT included, and its scope follows the job. A Templemere upgrade needs a survey of the originals and a detail sheet, and a town-centre dormer needs sightline drawings. Basement drawings begin at £1,995, and mansard drawings begin at £845.
