Architectural drawings for homes in Esher

Anyone planning a bigger roof in Esher should read the conservation-area appraisal before choosing a designer, because it says what the council has seen go wrong. The area also touches the Green Belt, so a second policy test sits behind the first. We read both before the first sketch.

    04The brief

What the Esher appraisal says about roofs

Esher Conservation Area was designated on 31 July 1973 by Surrey County Council and later extended by Elmbridge to include Clive Road, and again on 27 February 2008. The council's document is the Esher Conservation Area Character Appraisal & Management Proposals (endorsed by Planning Committee 2008).

Its advice on roofs is specific. On mansards: Bulky mansard roofs and very large pitched roofs concealing extra storeys have generally not worked visually and are best avoided. On dormers: Dormers should generally be avoided outside High Street and Church Street; avoid front rooflights where possible. That shapes a loft scheme before a line is drawn.

    05The detail

Lakeside Drive and the Green Belt edge

Lakeside Drive Conservation Area, designated on 26 November 2013, is a 1970s development of individually designed modular houses around a lake from a 19th-century landscape.

planning.data.gov.uk records the Esher conservation area as intersecting the Elmbridge Green Belt. The Green Belt is a separate policy test from the conservation area, so we check the boundary at the constraints stage and not after the design is agreed.

Listed houses and the council's record

Elmbridge holds 512 list entries, 8 of them at Grade I, and 25 conservation areas. It granted 81.8% of its listed building consent decisions in the latest year, which says nothing certain about yours.

If your Esher house is listed, our guide to listed building consent drawings covers the consent beside planning.

A roof that works, a basement that stays below, and the next village

Because the appraisal resists a bulky roof, our guide to mansard roof drawings explains how a smaller, better-judged scheme can still make the loft useful.

For a lower-ground room see basement conversion drawings. Cobham and Weybridge answer to the same council, so the Cobham and Weybridge pages are the place to see how Elmbridge reads other villages and a different set of appraisals.

    Questions

Can I add a dormer to a house in the Esher conservation area?

The appraisal advises caution: Dormers should generally be avoided outside High Street and Church Street; avoid front rooflights where possible. We read it against your street before we draw.

Is a mansard roof realistic in Esher?

The appraisal says: Bulky mansard roofs and very large pitched roofs concealing extra storeys have generally not worked visually and are best avoided. A modest roof change is a better starting point, and we show the options.

Does the Green Belt affect an extension to my Esher house?

planning.data.gov.uk records the Esher conservation area as intersecting the Elmbridge Green Belt. That is a different test from the character of the conservation area, so we mark where your plot sits against both before you commit to a footprint.

Should I fit rooflights on the front slope in Esher?

The appraisal asks for restraint at the front: Dormers should generally be avoided outside High Street and Church Street; avoid front rooflights where possible. Rooflights on the rear slope are a gentler place to start, and we draw both so you can see the difference from the road.
