Heritage statements for houses in Wandsworth

Wandsworth's July 2026 validation checklist says its Statement of Heritage Significance and Impact should be carried out by a specialist historic environment consultant. That is a firm line for a council to draw, so we tell you early whether your address needs a consultant's name on it. From £655, fixed before we start.

    What you get

    • A Statement of Heritage Significance and Impact in the form item 27 of the checklist describes
    • The conservation area appraisal for your street read and referenced
    • A review of the Historic Environment Record, cited in the statement
    • A record of the sources, the expertise consulted and the steps taken to avoid harm
    • A list of works and a structural note if the house is listed and the scheme touches its structure
    • Free amendments should the case officer ask for a revised statement before approval

Council fees are paid to Wandsworth and are separate from ours. If the checklist also asks for an archaeological assessment, we say so at quote stage, since the council treats it as its own item.

    The July 2026 checklist

Item 27 of Wandsworth's validation checklist says all applications affecting a heritage asset or its setting must be accompanied by a Statement of Heritage Significance and Impact, either as a separate document or as part of the design and access statement.

It adds three things that change what we do. The statement should be carried out by a specialist historic environment consultant. Proposals should show that any relevant conservation area appraisal has been considered. And at a minimum the Historic Environment Record should be reviewed and referenced.

    Who writes it

A chartered architectural technologist is not a historic environment consultant in the formal sense, and we do not say we are. What we do is write the statement from the list entry, the appraisal and the Historic Environment Record, and name each source and each person consulted, as the checklist asks. Where an asset is of high importance, such as a Grade I building, we say at quote stage when a specialist consultant should be added and what that costs.

That honesty is cheaper than a statement returned at validation.

What gets sent back to the Record

The checklist adds a requirement few applicants notice: any historical information discovered during the application process must be submitted by the applicant to the Greater London Historic Environment Record. If the survey uncovers a blocked doorway, a painted-over fireplace or an older brick bond, we write it up for the Record and keep a copy with your file.

Archaeology is a separate item in the checklist, item 22, which asks for an assessment from a qualified individual or organisation where development involves ground disturbance in an Archaeological Priority Area.

Listed buildings and the schedule of works

For a listed building the checklist adds item 28, which asks for a list of works and a structural impact assessment where a basement or significant structural change is proposed, and item 30, a construction method statement for basement work to a listed building or heritage asset. The national planning data lists 47 conservation areas and 312 list entries in Wandsworth. The list is short, but the conservation areas are many, so the routine job here is a house in an area, with a character appraisal, and not a listed building.

    09Questions

What clients ask before they instruct us

Does Wandsworth require a heritage statement for every house in a conservation area?

Item 27 requires one for all applications affecting a heritage asset or its setting, and the checklist's glossary treats conservation areas as designated heritage assets. That is wider than an older conservation area appraisal that says small proposals may not need one, so we follow the checklist.

Do I need a specialist consultant as well?

The checklist says the statement should be carried out by a specialist historic environment consultant. For most house extensions we prepare it ourselves and name our sources. For a high-grade listed building we tell you when a consultant should join.

What is the Historic Environment Record?

It is the Greater London record of historic and archaeological information. The checklist asks that it be reviewed and referenced, and that new finds be passed back to it.

Is it a separate fee from the drawings?

Yes. The statement alone is a fixed £655, and the drawings are quoted separately. Most clients take both together.
