Basement conversion drawings for Ealing homes
Ealing will not let a basement cut a garden below the council's standard, and in conservation areas it resists basements that harm the street. Our chartered architectural technologists (MCIAT) draw yours to both tests, from £1,995 including VAT.

02The brief
Garden space and method statements
Domestic gardens make up 25.6% of Ealing's land in the Greater London land-use data, and the council guards that space. A basement must not reduce the garden below its standard, and where one is permitted the guidance is short: “method statement required”.
So the drawing set starts with the garden: footprint under the lawn, soil depth above the slab, and what the council's standard leaves. The method statement is coordinated with a structural engineer once the design is fixed.

05The drawing
A basement in section
A house and garden over a single-storey basement. The lettered marks show the limits the legend gives.
- A Ealing: depth and garden share
- method statement required
- B Party wall notice for excavation
- Adjacent excavation notice at least 1 month before work: within 3 m and deeper than the neighbour's foundations, or within 6 m and cutting a 45° line from their foundations
- C Escape from basement rooms
- Basement storeys with habitable rooms need an escape window or external door, or a protected stair to a final exit
06The detail
Lightwells, railings and conservation areas
In a conservation area the council's test, in its shorthand, is “no harm to conservation area”. The council resists basements where they are harmful and assesses lightwell, railing and stair details one by one, so these are drawn as detailed elevations and sections.
The borough has 31 conservation areas and 309 list entries. A listed house also needs consent, which is covered by listed building consent drawings in Ealing.
Neighbours and the party wall
Digging next to a shared wall brings the Party Wall etc. Act 1996 into play. Adjacent excavation notice at least 1 month before work: within 3 m and deeper than the neighbour's foundations, or within 6 m and cutting a 45° line from their foundations. Then, separately: A dispute arises if the adjoining owner does not consent within 14 days of the notice.
Basement storeys with habitable rooms need an escape window or external door, or a protected stair to a final exit. We draw that route on the plan, not as a note.
Fees, levy and the neighbouring roof
The council's householder fee for a house is £548, paid separately from our fixed fee. Two levy rules matter. No CIL where new build gross internal area is under 100 m², unless one or more dwellings are created. Residential extensions and annexes can claim exemption (claim before commencement).
A roof extension over the same house is a different application; Ealing's rules for it are in mansard roof drawings in Ealing.

Questions
Do I need planning permission for a basement in Ealing?
Usually yes, because a basement under a house is a substantial excavation. If the council accepts one in principle, it also wants a structural method statement. We confirm the route in the free constraints check before quoting.
Can I add a lightwell on a street in a conservation area?
Ealing resists basements that harm a conservation area and assesses lightwell, railing and stair details. We draw the visible parts first and show how they sit against the front elevation, so the officer can judge them.
How much are basement conversion drawings?
Our fee starts at £1,995 including VAT. Council fees and the structural engineer's calculations are separate, and a second technologist checks every set before submission.
