Muswell Hill: drawings for an Edwardian suburb

Muswell Hill was built quickly and to a pattern, which is why Haringey's appraisal treats small changes to front gardens, walls and roofs as real harm. We draw planning, listed building and Building Regulations sets that respect that uniformity, after a free constraints check.

    04The brief

An Edwardian suburb, designated and extended

Muswell Hill was designated as a conservation area on 1 March 1974. The conservation area was extended on 16 September 1991 to include roads to the north-east and west that reinforce its Edwardian character.

Haringey's appraisal calls Muswell Hill a notable and well-preserved example of an Edwardian suburb, mostly built over less than 20 years (1896-1913). We show any change against its neighbours so the pattern stays legible.

    05The detail

The parades and the streets behind them

Its heart is three- and four-storey red-brick Edwardian parades of shops and flats around Muswell Hill Broadway. A flat in a parade and a house behind it face the same character test, so we show each against the frontage around it.

The Muswell Hill character appraisal was adopted by Haringey on 11 February 2008. We draw to that document and to Haringey's Local Plan, and name both in the covering letter.

Three changes the appraisal names as harmful

Removing front walls and paving front gardens for parking is the most harmful change, especially on narrow uniform frontages. Council would control forecourt hardstandings through refusing vehicle crossovers under the Highways Act, not an Article 4 direction.

Re-roofing in inappropriate materials and colours is listed as a harmful permitted-development change. Where a re-roof or a new front boundary does need consent, we draw its material, colour and height against the neighbours. Our mansard roof drawings page shows how we present roof changes.

    Beyond the boundary

Fortis Green Conservation Area adjoins Muswell Hill to the west. Haringey lists Fortis Green (designated 1 March 1974) as having no current adopted appraisal. Where no appraisal exists, the officer relies on policy, and we draw the case from the street.

Haringey's own list shows 289 list entries, and it granted 90.3% of householder applications in its latest twelve months. Those are past decisions, not a forecast. Neighbouring pages cover Highgate and Crouch End.

    Questions

Is my Muswell Hill house in the conservation area?

The area covers the Edwardian centre around the Broadway and the roads extended into it, and a neighbouring Fortis Green area adjoins it. Send us the address and we check which applies, plus any Article 4 direction, before quoting.

Can I pave my front garden in Muswell Hill?

Removing front walls and paving front gardens for parking is the most harmful change, especially on narrow uniform frontages. Council would control forecourt hardstandings through refusing vehicle crossovers under the Highways Act, not an Article 4 direction. The dropped kerb is therefore the real gate, and we settle its position before any hardstanding goes on a drawing.

How does Haringey judge a loft or roof change on a uniform Edwardian street?

It reads the change against the neighbours. A street built to one pattern shows any departure at once, and the appraisal names re-roofing in the wrong materials and colours as harm. We draw your roof beside the roofs on either side, with ridge, tile and slate shown, so the officer sees the street and not only the house.

What does drawing a basement in Muswell Hill involve in fee terms?

The fee is fixed and VAT is included. Basement drawings begin at £1,995, and for a parade flat or a house behind it we confirm the sum after the free constraints check. Haringey's own application fee goes to the council direct.
