Listed building consent drawings in Croydon
Croydon's list is short, 180 entries, but 14 of them are Grade I, a bigger share than in Bromley next door. Behind them sit 19 conservation areas and a housing stock where 60.2% of households live in a house. We survey the building, draw it as found and draw the proposal against it, one sheet at a time.

02The brief
What the council's guidance asks of a listed owner
Croydon's Conservation Areas General Guidance SPD is short on process and clear on principle. On when consent is needed, it says works affecting a listed building's special interest, inside or out, need consent, and that demolishing a Grade II building should be exceptional. On cost, it says no fee is charged for listed building consent.
The demolition line matters to how we draw. Where an owner wants to remove a wall, a chimney breast or an old outbuilding, we show the element first as surveyed, then as removed, and add a note on why the loss is small against what remains.

06The detail
A borough where the top grades are common
The Grade I count of 14 sits beside 8 at Grade II* and 157 at Grade II. The top two grades together make up a noticeable slice of the list, so an owner here is more likely than in Bromley to be dealing with a building of national standing, or to live beside one.
That raises the importance of setting. Proposals affecting heritage assets need an assessment of significance (including setting) proportionate to the asset's importance. For a house near a higher-graded neighbour we draw the relationship in plan and elevation so the assessment has something concrete to describe.
Reading Croydon's decision record
Croydon decided 14 listed building consent applications in the latest published four quarters and granted 85.7%. A handful of cases is a thin base, so take it as a sense of volume.
The council lists 15 entries on the Heritage at Risk Register and the borough contains 8 scheduled monuments.
Putting the application in order
Works without consent are an offence under the Planning (Listed Buildings and Conservation Areas) Act 1990. Works without consent: up to 6 months' imprisonment or a fine on summary conviction; up to 2 years or a fine on indictment. Owners who find an unconsented past alteration should tell us before we survey, because the drawings then record it honestly.
Work on the roof is judged by separate tests, set out in mansard roof drawings in Croydon, and a lower floor is covered by basement conversion drawings in Croydon. If the house also lies in one of the conservation areas, the Bromley page shows how a neighbouring council handles the same overlap.

Questions
Does a listed house in Croydon need consent for internal work?
Usually, when the change affects the character of the building. Send the address and we read the list entry and the council's guidance before saying which rooms matter.
Does Croydon charge for listed building consent?
No. The council's guidance says no fee is charged. A planning application made alongside has its own fee, and our fee is a fixed quote after a free check.
My Croydon house is next to a Grade I building. Does that change anything?
It can. The setting of a high-grade neighbour is a material consideration, so we draw how your proposal sits beside it and say so in the heritage note.
