Architectural drawings for Holland Park houses
The Holland Park Conservation Area runs from Holland Park Road down to Kensington High Street, and it is the product of two smaller ones joined together. We draw extensions, roofs and lower floors for houses here against the appraisal that governs them, and we begin with a free constraints check.

04The brief
One area built from two
The Holland Park Conservation Area was designated in 1981 when two smaller conservation areas were amalgamated; its appraisal was adopted on 19 June 2017.
The conservation area lies in the borough's Holland ward and runs from Holland Park Road in the north to Kensington High Street in the south. That appraisal is the document an officer will hold your drawings against.

05The detail
The roof test
The appraisal is specific about roofs. Unsympathetic roof extensions and smaller changes such as rooflights or infilling between chimney stacks are called harmful. Chimney stacks, party-wall lines and rooflights are therefore all in play, even for a modest alteration.
A full extra storey is a larger question again, and mansard roof drawings explains how we test a roofline before proposing one. The neighbouring Notting Hill guide shows the same roof logic on stucco terraces.
Front gardens and basements
The appraisal records a harm that basements have already caused here. Excavated front gardens to light basements have removed greenery and left a gaping hole in front of houses. We therefore draw any lightwell to protect the planting at the front of the house.
An Article 4 direction covering the whole Royal Borough of Kensington and Chelsea removes permitted development rights for basement extensions to single dwelling houses; it came into force on 28 April 2016. RBKC's New Local Plan Review (July 2024), Policy CD11, requires basements not to exceed 50% of each garden or open part of the site and not to comprise more than one storey, with exceptions for large sites. Our basement conversion drawings page sets out how we work within both.
Listed houses and the borough's record
The Royal Borough has 1,350 list entries, of which 18 are Grade I and 116 are Grade II*. A listed house in Holland Park needs consent as well as, in many cases, planning permission, and the route is under listed building consent drawings.
Householder applications in the borough were granted at 93.7% over the latest twelve months. That figure describes past decisions, not yours. Our aim is to draw the house so the appraisal's concerns are answered on the sheet.

Questions
Is my Holland Park house inside the conservation area?
Holland Park is one conservation area, so the question is only where its edge falls. The conservation area lies in the borough's Holland ward and runs from Holland Park Road in the north to Kensington High Street in the south. A house near either end needs checking against the current map. Send the address and we confirm whether it sits inside, and what else applies.
Can I extend a Holland Park house into the roof?
The appraisal calls unsympathetic roof extensions, rooflights and infilling between chimney stacks harmful. Whether a scheme can work depends on your roofline, so we survey it and report before you commit to a design.
Do basements need planning permission in Holland Park?
Yes. An Article 4 direction covering the whole Royal Borough of Kensington and Chelsea removes permitted development rights for basement extensions to single dwelling houses; it came into force on 28 April 2016. The local plan then sets the limits on the work itself: RBKC's New Local Plan Review (July 2024), Policy CD11, requires basements not to exceed 50% of each garden or open part of the site and not to comprise more than one storey, with exceptions for large sites.
Can a Holland Park basement have a lightwell at the front?
The appraisal is wary of them: Excavated front gardens to light basements have removed greenery and left a gaping hole in front of houses. We look first at light from the side or the back, and draw a front lightwell only where planting can stay.
