Listed building consent drawings in Lewisham

In Lewisham, listing reaches further than the front door. The council says consent covers inside and outside works, fixtures, and what it calls curtilage structures pre-1 July 1948. We survey and draw each of those, so your application shows everything the listing catches.

    02The brief

What a Lewisham listing can catch

The council's guidance covers three things people overlook: the inside of the building, fixtures fixed to it and walls and outbuildings in its grounds, which the council frames as curtilage structures pre-1 July 1948. Doing work to any of them without consent is an offence.

National rules add a related point for garden buildings: Garden buildings within the curtilage of a listed building are not permitted development. A shed or garden room beside a listed house therefore starts with a heritage question, not a permitted development one.

    05The detail

    Three layers on one address

Lewisham's part of the national list runs to 367 entries, only 2 of them Grade I, with 30 at Grade II* and 333 at Grade II. 1 World Heritage Site, Greenwich's, touches the boundary, and the borough also has 1 scheduled monument and 3 registered parks and gardens.

Alongside the list sit 30 conservation areas and 57 Article 4 directions covering 89 mapped areas. An address can therefore be listed, in a conservation area and under an Article 4 direction at once, and 21 entries are on the Heritage at Risk Register. We check all three in the free constraints check.

    Recent decisions, kept in proportion

In the latest published year the council decided 26 applications to alter or extend a listed building and granted 92.3% of them. A figure drawn from so few cases shows how decisions have gone, not how yours will.

Works without consent: up to 6 months' imprisonment or a fine on summary conviction; up to 2 years or a fine on indictment. Our sheets name every fixture and curtilage structure the application touches, which keeps the officer's questions short; if changes are still asked for, revising the drawings costs you nothing more until approval. The consent application itself is free at the council.

Linked applications for the same house

Consent for the listed fabric does not replace planning permission. For a loft, read mansard roof drawings in Lewisham; for a lower floor, basement conversion drawings in Lewisham.

The national process for a listed house is in the listed building consent drawings hub, and the areas index shows the neighbourhoods we cover in detail.

    Questions

Do garden structures at a listed Lewisham house need consent?

They can. The council's guidance covers structures in the grounds, and national rules say garden buildings within the curtilage are not permitted development.

Does the World Heritage Site affect my house?

It touches the borough boundary, so we check whether your address falls inside it as part of the free constraints check.

Is there a council fee for listed building consent?

No. The national fee table lists no charge for the consent. A planning application made with it carries its own fee.

What does your drawing work cost?

A fixed quote after a free constraints check, because it depends on how many rooms, fixtures and elevations the proposal touches.
